Every month I track the housing market here to see how conditions are shifting for buyers and sellers in Salmon Arm and the greater Shuswap. The latest report gives us a clear look at how the single-family home market is performing year-to-date.

Sales activity has picked up notably in 2025. Year-to-date single-family home sales are up about 12% compared to the same period last year, with 162 sales completed by the end of August. This increase in activity shows that buyers are still motivated, even in the face of higher borrowing costs and trade uncertainty with the US.

Pricing has held steady, with the median sales price just above $700,000, almost unchanged from last year. Stability at this level suggests the Salmon Arm market is finding its footing, offering both buyers and sellers some confidence as they plan their next moves.

The supply side of the market has tightened. Inventory is down 11% from last year, leaving just 100 homes available at the end of August. This drop in inventory has reduced the months of supply from 7.3 to 5.5, shifting conditions closer to a balanced—but more competitive—market. With fewer listings and stronger sales, desirable homes are selling faster; the median days on market is now just 29 days, down sharply from 53 a year ago.

What this means for Buyers and Sellers

For buyers, conditions are becoming more competitive. Well-priced homes are not staying on the market as long, so being prepared to act quickly when the right property comes along is important. For sellers, the combination of steady prices and tightening supply creates an opportunity to attract serious buyers who are actively engaged in the market.

Overall, Salmon Arm’s housing market remains stable and active.
